Deepa V. Roy, 69, filed a civil lawsuit on Sept. 16 in Queens Supreme Court accusing Victor Quimis, 40, of stealing her Queens home and personal property after their joint criminal indictment for deed theft in August 2025.
What happened
Roy and Quimis were indicted in August 2025 for allegedly conspiring to steal the Kew Gardens Hills, Queens residence of hospice‑bound widow Renuka Bherwani. According to the complaint, after Roy’s husband, Abner Richard Siegel, died in November 2023, Roy asked Quimis to help remove squatters from a Flushing home she co‑owned with Siegel. Quimis allegedly created two fraudulent bargain‑and‑sale deeds dated Jan. 22 2024 that transferred ownership of the $817,000 property to himself. The complaint says Quimis evicted the squatters in June 2025, then moved his wife, mother‑in‑law and two children into the home rent‑free. Roy also alleges Quimis stole a $12,000 boiler, major appliances, antique furniture and a customized Dodge Ram limousine that belonged to Siegel’s father.
What the reports add
The New York Post article provides the specific dates of the alleged fraudulent deeds (Jan. 22 2024) and the alleged eviction of squatters (June 2025). It also details the forged notary stamp – “Shereece Rthel Clarke” with the typo “State od New York.” The piece notes that Quimis and his family have been living in the property without paying rent, according to the civil complaint.
What was said
Christopher Anderson, Roy’s civil‑case attorney, told the Post, “Ms. Roy is not a perpetrator of deed theft; she is its primary victim. Rather than remaining silent, Ms. Roy has taken aggressive, proactive legal action to hold Mr. Quimis accountable.” Quimis and his wife did not respond to a request for comment.
How it came about
The civil suit follows the criminal case that remains pending, with both Roy and Quimis scheduled to appear in court on Nov. 4, according to the New York state attorney general’s office. The lawsuit seeks at least $1 million in damages for stolen property, unpaid rent and the alleged deed theft.
