Telangana RERA orders penalties for two developers over unregistered plots

The Telangana Real Estate Regulatory Authority ordered penalties and refunds after finding two developers marketed plots without required registration.

Hyderabad – The Telangana Real Estate Regulatory Authority (TGRERA) directed its secretary on Oct. 18 to start penalty proceedings against BVR Infra Developers and Sivom Projects Pvt Ltd for marketing plotted ventures without mandatory registration under the Real Estate (Regulation and Development) Act, 2016.

For BVR Infra, the authority found the SV Golden City‑III project in Kadthal, Rangareddy district, comprised 85 residential plots that exceeded exemption limits and were marketed without registration. Buyers M. Sheela and Padma Sreeramulu paid a total of ₹10.95 lakh for Plot No. 28 between August and December 2022. TGRERA ordered a full refund with 10.70% annual interest, to be paid within 30 days, and initiated penalty proceedings under Section 59 of the Act.

In the Sivom case, members of the Sivom Social Welfare Association complained that development at the Sivom Sahasra II plotted venture in Jeedimetla, Hyderabad, remained incomplete for over six years despite 40 plots being registered. TGRERA held managing director Isukapatla Sambamurthy and other respondents liable for marketing without registration and ordered penalty proceedings, while declining the association’s requested reliefs due to pending court cases.
