On Saturday, Oct 17, 2026, a woman from Greenacre became the only registered bidder for 16 Brighton Avenue, Croydon Park, and secured the two‑bedroom semi‑detached house for $1.3 million, $150,000 under the $1.45 million reserve, according to the Sydney Morning Herald.
The auction began after the buyer initially placed a pre‑auction offer of $1.25 million. Sales agent Marco Errichiello of Rich & Oliva persuaded her to raise the bid to $1.3 million, at which point the property sold. "She said that was the maximum she could afford to spend with the current rate rises," Errichiello told the outlet. The vendor, who has held the property as an investment since its 2009 sale for $520,000, preferred a quick sale under the conditions.
The home retained many original features and had been guided at $1.35 million. Errichiello noted buyer enthusiasm despite a broader market slowdown, saying, "If we had guided this property a bit lower, we would have had more people. It may be at a point where it’s an uncomfortable price for vendors, but there are buyers to be had."
The auction was one of 576 scheduled across Sydney that week. In a separate Woolooware auction, a Dulwich Hill family bid against themselves to purchase a three‑bedroom townhouse for $1.43 million, also below reserve.
