Hout Bay on South Africa’s Atlantic Seaboard is seeing a dramatic surge in luxury property values, with prices up 141% over the past five years, according to Bizcommunity.

What happened

Average transaction prices now sit around R8.5 million, a 54% increase from last year’s R5.5 million, driven by a higher share of top‑tier sales. In the current year, roughly 22% of all sales exceed R10 million, compared with less than 2% five years ago, and several deals have topped R20 million, mainly in gated estates such as Kerzner, Ruyterplaats and Kenrock.

What the reports add

Bizcommunity notes that the Kerzner Estate’s House 23 sold for R43 million (including VAT) and that Seeff recorded a monthly rental of R250 000 for a super‑luxury home in the same estate. Property professional Ingred Killa sold three properties above R10 million in a single week, totalling R35 million. The median price in Ruyterplaats is now R18.75 million, with multiple sales over R20 million in the last two years, while Kenrock’s median sits at R17.9 million, also seeing most sales in the R10‑20 million range.

What was said

Seeff’s Hout Bay representative, Ingred Killa, said the market’s intensity is evident in the rapid turnover and high‑value transactions, and Cross, a local market analyst, highlighted that sellers now achieve around 3.9% below asking prices, with half selling at or near full price, compared with a 10% discount and 175‑day listings five years ago.

How it came about

The boom is attributed to limited supply, strong demand from affluent local buyers, and an influx of semi‑migration purchasers from Gauteng and KwaZulu‑Natal, as well as international investors from Germany and the United Kingdom. Buyers are also attracted by the potential for Airbnb rentals. New boutique estates and luxury apartments continue to expand the market, while the ultra‑luxury Kerzner Estate’s bespoke designs have pushed the area into the super‑luxury segment.
