Inospace acquires fifth Midrand logistics park as firms seek flexible space

Inospace, South Africa’s largest owner of last‑mile logistics and storage parks, announced on 12 October 2026 that it has bought an N1‑facing building in Midrand out of business rescue, marking its fifth acquisition in the node.

The newly acquired property sits on a 15,197 m² stand, offers 5,242 m² of lettable space and enjoys direct frontage onto the N1 highway. The purchase price was not disclosed, but the park is described as almost fully let and yielding an attractive return.

Rael Levitt, Inospace’s chief executive, said the transaction reflects a “cautious market” where companies are shedding fixed‑cost leases for smaller, flexible units. He noted that the firm now controls roughly 50,000 m² of lettable space in Midrand, up from its previous footprint.

Levitt added that the broader economic backdrop includes anticipated interest‑rate hikes, rising fuel prices and a closely watched Johannesburg municipal election on 4 November. These factors, he said, are prompting SMEs to outsource warehousing and adopt variable‑cost models.

Inospace’s flexible‑term model currently spans more than 52 parks across Cape Town and Johannesburg, serving over 2,100 SME tenants who can expand, contract or relocate without long‑term commitments. The company’s fulfilment and outsourced‑warehousing product, launched in Johannesburg, has seen sharp growth as firms prefer to avoid the capital expense of owning warehouses, staff and systems.

Looking ahead, Levitt said Inospace is factoring further rate hikes into its planning and expects fuel‑price pressures to slow the market. Many businesses, he noted, are holding back decisions until after the election to see what administration emerges and whether city service‑delivery issues are addressed.
